What the estimate is built from

Every number in the output panel traces back to the price basis stated on that trade's own page — per square foot for kitchens, decks and additions, per linear foot for trim and fencing, per bathroom in tiers, per room for drywall, and a flat call-out plus itemized tasks for punch-list. The finish tier applies a multiplier to that basis. None of it is invented for this tool.

Lead time follows the same logic. A kitchen tear-out runs twelve to eighteen working days once cabinets are on order — not sooner, no matter what the showroom promises — and the estimate reflects that even at "urgent" timeline, because cabinet lead time doesn't move for scheduling preference.

What it will flag

Past a certain square footage on an addition, the output notes that an engineered stamped plan and a permit are likely required before any wall comes down. If your selection touches a load-bearing wall question, electrical panel work or gas lines, the output says plainly that those go to a licensed trade named on the eventual estimate — never bundled into our number.
